Frequently Asked Questions (FAQ) for Sealcoating

How long should I stay off my sealed asphalt?

We recommend a minimum of 48 hours depending on weather conditions and how much sun your asphalt gets.

 

How often should I have my asphalt resealed?

It is our recommendation to have your asphalt seal coated every 2 to 3 years, depending on the traffic and weather.

 

Why can I see tire marks in my newly sealed asphalt even after waiting 48 hours to drive on it?

This is a normal occurrence that may take up to 90 days to cease! You may notice more scuffing in excessive heat, also excessive use of power-steering on your seal coated asphalt. They will fade in time.

 

Is it possible to track sealer after walking on my asphalt?

Yes, it is possible to track sealer if you go on it too soon or in hot weather!

 

Why are there spots in my sealed asphalt?

If a nearby irrigations run off is carrying fertilizer and/or other water minerals dry onto the pavement you may see these types of spots. Also cleaning chemicals, sunscreen, bug spray and tree sap could discolor/flake the sealer as well!

 

Why does a low area that was fixed by Southern Maryland Paving and Seal Coating with cold patch look different?

Cold Patch is an entirely different product from asphalt there will be a texture difference between the two. If the driveway is especially smooth this difference will be more obvious than if the asphalt is more porous or rough.

 

What should I do if it rains immediately after the seal coating application?

Unexpected weather conditions are covered under warranty! We do recommend that the homeowner spray off any siding, walkways and doors with a hose after rain stops, sealer is water base and will wash off siding, garage doors and other places if it is washed off as soon as possible.

 

Do I need to be home when they come to seal my driveway?

No, you do not need to be home we just need the driveway to be clear, and we will also need to get some form of payment before the work is completed so please let us know if you do not plan to be home.

 

Can I pay with a credit/debit card?

Yes, we will except a credit/debit card payment over the phone Visa, MasterCard or Discover but there may be an additional processing fees!

 

Will sealcoating and crack filler make my driveway look new again?

Sealcoating is a preventive measure Southern Maryland Paving & Sealcoating will treat cracks as best as possible before applying the sealer but it does not fix the cracks, think of it as a band aid that needs to be replaced from time to time we suggest yearly depending on the size of the cracks.

 

Will sealcoating my driveway keep grass from growing in my driveway?

Sealcoating and crack filler will not stop grass from growing in the driveway and along the edges the homeowner will need to apply round up to areas to kill grass. Grass can grow through asphalt. If you have grass growing through the driveway/cracks Southern Maryland Paving & Sealcoating will cut down the grass areas before applying sealer/crack filler.

 

What do I do if I have moss on my driveway?

All moss must be killed + pressure washed off by homeowner in time to have the driveway dry for sealcoating. We also can’t warrant that sealer will stick to that area due to it being a moisture area.
